111 Varick Street, NYC is nearing completion and will feature eFlow-Constant Airflow Regulators!

This 30-story, 108,000-sf building brings a mix of 100 affordable and market-rate rental units. It is  designed by S9 Architecture and developed by Kimmel 111, LLC with Madigan Development as the owner’s representative. CM & Associates is in charge of construction.

The building is pursuing LEED Silver certification. The sustainability program for 111 Varick is using a combination of low-emission, conscientiously sourced construction materials, enhanced HVAC and air filtration systems, and strategic passive solar design strategies that will provide  superior indoor air quality. eFlow-CARs 4” at 50 CFM in 6”x6” CAR adapter plate  were installed in every kitchen and bathroom exhaust.  eFlow-CARs are a key component in automatically balancing this building’s ventilation system to promote High Indoor Air Quality and achieve energy savings. These features will contribute to this project’s success in LEED Silver certificationion . 

CAR Installation was undertaken by EasternAir, Inc.  Mechanical Technologies facilitated the sale of eFlow products for this project.

The Parkline, 50 E. Randolph St, Chicago, IL

The Parkline building located at 50 E. Randolph St, Chicago, IL will feature eFlow-Constant Airflow Regulators! 

The Parkline, a 295,000-square-foot residential building in the Chicago Loop, was developed by Moceri + Roszak and designed by Thomas Roszak architects. The MEP Engineer on this project is Consentini Associates and project is managed by SteelGrass, LLC . The lead contractor on file is Clark Construction Group.  This 25-story building will offer 190 apartments and 24 condominiums. The residential units will average 946 square feet. This project is expected to be completed in 2021.   

The manufacturers representative, Hatchell & Associates, Inc, Inc, facilitated the sale of eFlow products for this project.

Construction is almost complete at 180 East 88th Street, a luxury condominium in New York City Upper East Side neighborhood. Designed and developed by DDG with HTO Architects as the architect of record, the 31-story building is located between East 87th Street and East 88th Street and offers views far beyond Central Park.

The property contains 100,242 square feet of residential space averaging 2,088 square feet per apartment and each with 14-foot-high ceilings. Buildings upper floor apartments all feature eFlow-Constant Airflow Regulators at 25 CFM.

CAR Installation was undertaken by HVAC contractor, United Air Conditioning.  The manufacturers representative, Mechanical Technologies, facilitated the sale of eFlow products for this project.

Sven at Queens Plaza Park, Long Island City, NY

eFlow is proud to announce that Sven at Queens Plaza Park, Long Island City, NY will feature over 3,000 of eFlow-MAX High Capacity Constant Airflow Regulators and eFlow-Constant Airflow Regulators (CARs). Residents of this building will enjoy an automatically balanced, high-efficiency ventilation system that will provide high indoor air quality and energy savings. The manufacturer’s representative, Mechanical Technologiesfacilitated the sale of eFlow products for the Queens Park Plaza project. This is the first project of this magnitude in the USA  to utilize eFlow-MAX constant airflow regulators as part of the building’s ventilation system.  

About Sven

Sven is a new 755-foot tall residential tower located at 27-29 Queens Plaza North and 29-37 41st Avenue in Long Island City. This 67-story tower is owned and has been developed by the Durst Organization. It was  designed by Handel Architects, with Selldorf Architects in charge of the project’s interior, lobby, and amenities. The engineering firm Jaros, Baum & Bolles (JB&B) and  The Fulcrum Group provided mechanical engineering services. HRCG-Hunter Roberts construction group carried out the construction of the project and Delta sheet metal and PJ mechanical were the mechanical contractors for the project. 

Sven will feature 958 residential units, 287 of which will be dedicated to affordable housing. The tower will include an outdoor pool, fitness center, resident’s library, co-working space, children’s playroom, and a demonstration kitchen. Sven is situated adjacent to the historic Long Island City Clock Tower in Queens.  Sven will be the second-tallest skyscraper in the neighborhood . Completion of the project  is expected in 2021.

About eFlow-MAX 

eFlow-MAX is a field adjustable High Capacity Constant Airflow Regulator. It is designed to operate within Pressure Range: 0.2 to 4.0 in w.g. (50-1000Pa), automatically and precisely balance airflow into or out of a space without the need for electricity. Its design saves significant amount of energy, money and provides High Indoor Air Quality. This round damper provides pressure-independent maximum constant airflow in round duct systems without the use of electricity, sensors or controls. Constant Airflow Regulators are self-regulating and adjustable flow-regulators for commercial and residential buildings. The requested airflow is fixed by a screwdriver. It is automatically calibrated to varying pressures without the need for electricity. Constant Airflow Regulators save energy by precisely controlling airflow into or out of a space. This is accomplished regardless of static pressure while providing good air quality.

The Ed Sullivan Theater, New York, NY

The Ed Sullivan Theater is a historic Landmark located at 1697-1699 Broadway in Manhattan, New York.  The theater is a 13-story, brown brick office building with a ground-floor designated to theater.  It was designed by architect Herbert Krapp and built by Arthur Hammerstein.  The theater opened its doors on November 30, 1927. The theater is currently home to CBS’ late night talk show, The Late Show.

In 2015 the landmark theater underwent a $18 million restoration. Despite this massive restoration project, the building’s issue with unbalanced ventilation was not resolved. That is until, eFlow-Constant Airflow Regulator’s (CAR’s) were installed.

Under strict time constraints, due to the fact that the theater is virtually in continuous use, under the guidance of MG Engineering consultants, several contractors were engaged to help fix the building’s unbalanced ventilation.  These ventilation issues had led to odors permeating the building causing discomfort for performers and members of the audience. The unbalanced HVAC system left the lower levels and the basement with no effective ventilation.

All issues with the theater’s ventilation systems were quickly and efficiently solved with the installation of eFlow-Constant Airflow Regulators.  eFlow-CARs instantly balanced the ventilation systems without the need for electricity or onsite balancing!

211 West 29th Street, NYC is Passive House Institute Certified! 

Installation of eFlow-Constant Airflow Regulators at 211 West 29th Street, New York, NY contributed to the project obtaining a Passive House Institute Certification. 

The Passive House Institute (PHI) is an independent research institute and is the only internationally recognized performance-based energy standard in construction.

Designed by ZH Architects, EP Engineering and Steven Winter Associates -Passive House consultants, 211 West 29th Street, NYC is currently one of the tallest Passive House building in the world. This 24 story mixed use project has 55 residential apartments, 17 of which are designated affordable housing apartments, as well as a commercial retail space on the ground floor.

The Livonia affordable housing, Brooklyn NY

Targeting LEED Silver certification! The Livonia, affordable housing development in Brooklyn NY is a four-building complex. It features  292 apartments of affordable housing and provides 30,000 square feet of community and retail space for the growing neighborhood.
NYC Department of Housing Preservation and Development (HPD) and the New York City Housing Development Corporation (HDC) together with Magnusson Architecture and Planning (MAP) enlisted Steven Winter Associates, Inc. to provide energy analysis, sustainability consulting, and the third-party verification with the quality assurance standards. 
Steven Winters Associates implemented numerous green building strategies including energy savings and Indoor Environmental Quality. 
eFlow-Constant Airflow Regulators were chosen and installed at the Livonia apartments to automatically balance airflow, promote energy savings and High IAQ .

211 West 29th Street, NYC, built to Passive House standards

Manhattans’s second-largest building built to Passive House standards, 211 West 29th Street, NYC, will feature eFlow-Constant Airflow Regulators! 

This building now rises 24 stories and will house 55 rental units. Once completed, 211 West 29th Street will be a mixed-use, mixed-income (affordable and market-rate) rental building. 

The building is being built to Passive House standards under the supervision of  Steven Winter Associates Energy Consultant and will offer apartment layouts ranging from studios to three-bedroom units and will have passive house features such as lower energy consumption for the entire building. 

Passive house is a rigorous standard for energy efficiency in a building which results in ultra-low-energy buildings that require little energy for space heating or cooling.

According to the official website of New York Passive House Inc., this type of construction “delivers up to approximately a 90% reduction in heating and cooling demand and up to a 75% reduction in overall primary energy demand” compared to most existing buildings.

Classic Stack Effect issue at 245 West 99th Street, NYC-corrected by installing eFlow Constant Airflow Regulators!

Built in 2008, Ariel West at 245 West 99th street features 32 stories and 90 superbly designed two to five bedroom units. This extraordinary glass tower offers a sensual blend of lavish materials, gracious interior detailing, modern technology and an astounding array of family amenities.

Problem:Classic High-Rise building Stack Effect and air balancing issue

Residence of Ariel West experienced extremely uncomfortable conditions in common hallways throughout the entire building.

During the winter months, the upper floors common hallways would get unbearably hot, while the lower floors got extremely cold. This was the results of classic stack effect.

In modern high-rise building with well-sealed envelopes, the stack effect can create significant pressure differences.  Such pressure differences can cause significant air imbalance resulting in colder temperatures in upper floors and warmer temperatures in lower floors during the summer months and the reverse during the winter months.

Solution: eFlow-Constant Airflow Regulators (CAR’s) were installed to Automatically Balance Airflow.
 
eFlow-CARs correct stack effect. These devices compensate for changes in duct pressure caused by thermal stack effect and building pressure. Tall building ventilation systems become severely out of balance due to fluctuations in environmental conditions. Too much air is drawn from some floors, while other floors don’t receive enough ventilation. eFlow-Constant Airflow Regulators can correct stack effect by automatically adjusting to the changes in static pressure so that energy is not wasted and optimum indoor air quality is maintained. The eFlow-CAR also provides a low-cost solution to balancing forced-air systems for heating, air conditioning and ventilation, eliminating the need for on-site balancing.
