eFlow-Constant Airflow Regulators (CARs) were installed at Melrose North building located at 341 E. 162nd street in the South Bronx, NY. eFlow worked directly with Air Craft Air Conditioning, the Mechanical Contractor for this project, to supply Constant Airflow Regulators (CARs) that are economical, efficient and backed by our unsurpassed customer service. About Melrose North

Designed to Passive House and LEED Gold standards, Melrose North will significantly reduce environmental impact and provide a healthy living environment. The specifications for this building will meet community goals and will ensure that the project will remain financially viable in the long-term. Steven Winter Associates, Inc. is providing consulting and verification services to help meet Passive House, LEEDv4 standards and requirements. This includes ensuring primary energy conservation measurements; 1.solar photovoltaics 2.optimized hydronic heating 3.unique window design 4.energy recovery ventilation. Installation of eFlow -Constant Airflow Regulators is a proven measure to help meet standards for successful Passive House and LEED certification by ensuring that the building achieves optimal energy recovery ventilation.

This 154, 500 SF project is being developed  through a partnership between  Bronx Pro Group and the New York City Housing Authority (NYCHA). This development will provide 171 units of supportive and affordable housing, 103 units of which will be set aside for homeless households. The remaining 67 units will be allocated to  households earning at or below 80 percent of area median income. Curtis + Ginsberg Architects is responsible for the design of the 14-story building, which will include 51 studio apartments, 53 one-bedroom apartments, 55 two-bedroom apartments, and 11 three-bedroom apartments. There will be one additional unit for a live-in superintendent. Skyline Engineering is the MEP design engineer for this project.

About eFlow-CAR

eFlow-Constant Airflow Regulator (CAR) is a low-cost solution for balancing ventilation systems, eliminating the need for on-site balancing and ongoing maintenance. The Constant Airflow Regulator’s control of airflow is essential to optimize energy consumption while providing good air quality. eFlow-CARs are  UL 2043 Classified (R38307) devices that automatically adjust to environmental changes in stack pressure and accurately regulate airflow. Constant Airflow Regulators are self-regulating and adjustable flow-regulators used in commercial and residential buildings. The desired airflow is fixed by a screwdriver. It is automatically calibrated to varying pressures without the need for electricity. Constant Airflow Regulators save energy by precisely controlling airflow into or out of a space. This is accomplished regardless of static pressure while providing good air quality.

202 East 23rd Street, New York, NY

eFlow is proud to be part of another Passive House project!

Construction in underway at 202 East 23rd Street in NYC.  This slim 108 unit, 20-story residential rental tower is being built to Passive House standards and will feature eFlow-Constant Airflow Regulator assemblies.

3” CAR at 15/25 CFM and 4” CAR at 45 CFM will be installed utilizing 6”x6” CAR mounting plates for supply application. eFlow-CAR wall mount assemblies with thin-line fire dampers will be used for exhaust application. This assembly will feature eFlow-CAR 4” at 20/25/30 CFMs. Installation of eFlow-CARs will automatically balance airflow, result in energy savings and high indoor air quality. Installation of eFlow-Constant Airflow regulators will be a contributing factor in the project successfully achieving passive house certification.

Eighty apartments will be set at market-rate pricing and the remaining 28 will be designated for affordable housing. There will be seven units per floor, and amenities are set to include a mail area, central laundry room, exercise room, lounge, and roof deck.

The 90,000-square-foot structure is designed by Hill West Architects and developed by SMA Equities.  KSK Construction Group, LLC is the general contractor and Steven Winter Associates, Inc serves as the Passive House consultant for this project. EP Engineering provides full MEP engineering services for taiga project.

eFlow-CAR Installation was undertaken by Top Rock Mechanical.  eFlow worked directly with Top Rock Mechanical to supply eFlow products for this project.

The Tree of Life building features eFlow-CARs!

The building located at 89-50 164th street, Jamaica, NY  is constructed to Passive House standards to achieve high energy efficiency and provide a healthy, comfortable environment for residents. Energy efficient features include eFlow-Constant Airflow Regulators, energy recovery ventilators for improved fresh air ventilation,  increased insulation and high-performance windows. These features result in a building that is energy efficient, more comfortable and has better indoor air quality.

The  213,705-square-foot development offers 174 affordable units. The project will include a community facility component operated by the Church.

Tree of Life, a 12-story mixed-use, affordable housing building Designed by GF55 Partners ,developed by Bluestone Organization  and The First Presbyterian Church of Jamaica. This building is being constructed through the Mix & Match program of the New York City Development Corporation (HDC),  the New York City Department of Housing Preservation and Development (HPD) and the Inclusionary Housing (IH) program of HPD. Tree of Life is a recipient of the NYSERDA Buildings of Excellence Award. 

Installation of eFlow-CAR is undertaken by Right Temp Mechanical.

Chestnut Commons, 110 Dinsmore Place, Brooklyn NY

The Chestnut Commons building  located at 110 Dinsmore Place, Brooklyn NY  is designed to Passive House standards and will feature eFlow-Constant Airflow Regulator (CAR) assemblies.

Chestnut Commons will be a 14-story building in the Cypress Hills/East New York neighborhood. This building  will offer 275 affordable apartments, from studios to 3-bedrooms, retail space and a community center. Chestnut Commons will provide affordable housing for formerly homeless and low-income households.

This building is designed by Dattner Architects to meet passive housing standards and will be in compliance with NYC Active Design Guidelines which will reduce the building’s carbon footprint by using less energy for heating and cooling.

Chestnut Commons will exceed NYC Energy Code and Enterprise Green Community requirements. The Passive Housing design integrates many healthy living and sustainability features, including eFlow-Constant Airflow Regulators, rooftop solar panels and rooftop farming for residents.

Chestnut Commons is being developed by MHANY and Cypress Hills Local Development Corporation (CHLDC) who are partnering with Urban Builders Collaborative LLC and Lettire Construction.

eFlow supplied Constant Airflow Regulators assemblies designed for wall and ceiling installation. eFlow-CAR assemblies will be installed in every kitchen  and bathroom exhaust, as well as apartment air supply. eFlow- assemblies feature CARs inserted in a heavy-gauge galvanized steel enclosure that is designed to accommodate installation of fire damper and standard aluminum grilles. eFlow-CAR is removable from the assembly to allow for easy CFM adjustment. Each enclosure is expertly welded to prevent unwanted air leakage.

Installation of eFlow-CAR assemblies was undertaken by Demar Plumbing Corp.

The manufacturers representative, SRS Enterprises, Inc,  facilitated the sale of eFlow products for this project.

This building is  projected to open in the Spring of 2022.

Installation of eFlow-Constant Airflow Regulators (CAR’s) and eFlow-CAR Assemblies is now underway at 425 Grand Concourse,  the largest Passive House project in North America to date. eFlow is working directly with  R&S United Services, Inc, the Mechanical Contractor for this project, to provide Constant Airflow Regulators (CARs) that are economical, efficient and backed by our unsurpassed customer service.

About 425 Grand Concourse

Designed by Dattner Architects and Dagher Engineering PLLC, this new mixed-use and mixed-income development will create 277 units of affordable housing. Under the supervision of Passive House Consultant, Steven Winter Associates, the 26-story building will be built to Passive House standards and will consume up to 70% less energy than a conventional housing project. eFlow-Constant Airflow Regulator (CAR) is a low-cost solution for balancing ventilation systems, eliminating the need for on-site balancing and ongoing maintenance. The Constant Airflow Regulator’s control of airflow is essential to optimize energy consumption while providing good air quality. eFlow-CARs are  UL 2043 Classified (R38307) devices that automatically adjust to environmental changes in stack pressure and accurately regulate airflow. eFlow-CAR Dual Flow Dampers (e2Flow®) are self-regulating motorized dampers designed to introduce flexibility and dynamic control in central ventilation systems. The module opens and closes via a blade controlled by Belimo actuator, eliminating the need for expensive electronic control systems. e2Flow is available in 6”, 8”, 10”, 12” diamater. e2Flow features built in eFlow-CAR to allow for minimum controlled airflow. It combines low-flow and on-demand high-flow ventilation while using the same central fan system. In the “off cycle” position, the factory-calibrated eFlow-CAR allows for steady, low-flow ventilation (min setting). What is Toilet Plume and how can eFlow-Constant Airflow Regulators keep bathrooms from getting people sick ?

What is Toilet Plume?

Toilet plume occurs when the force of flushing the toilet sprays microscopic particles into the air.

A study conducted by The CDC demonstrated that potentially infectious aerosols may be produced in substantial quantities during flushing. Aerosolization can continue through multiple flushes and may expose subsequent toilet users. Some of the aerosols desiccate to become droplet nuclei and remain adrift in the air currents. Research suggests that toilet plume could play a contributory role in the transmission of infectious diseases.

A study published in The Journal of Applied Microbiology found that microorganisms reached a vertical height of 2.7 feet after a toilet was flushed.

In studies analyzed by the American Journal of Infection Control , E. coli, lingered in the air for up to four to six hours after flushing. Another determined that salmonella, lingered in the toilet bowl for 50 days and got aerosolized with every flush.  Clostridium difficile, hung out in the air above the toilet for up to 90 minutes after flushing.

eFlow-Constant Airflow Regulators are UL 2043 Classified (R38307) devices that automatically and accurately regulate airflow. Installing eFlow-CAR is a low-cost solution for balancing ventilation systems and eliminating stack effect. Stack Effect is a phenomenon that commonly occurs in high rise buildings when ventilation systems become out of balance due to fluctuations in environmental conditions. Too much air is drawn from some floors while other floors don’t receive enough ventilation. Stack effect can also cause cross contamination where air is drawn from one floor and forced back into another. Maintaining proper airflow rates in duct risers is the key for proper indoor air quality. Difficulty balancing the system and fluctuations in system pressure due to stack effect make it very problematic to maintain proper flow rates consistently throughout the building. eFlow-Constant Airflow Regulators control of the airflow is essential to optimizing good air quality.

One solution, to prevent the spread of toilet plume through high rise buildings, is to instal eFlow-Constant Airflow Regulators at every bathroom exhaust.  By balancing any building’s ventilation systems and eliminating stack effect, eFlow-CAR dampers will help reduce the spread of bacteria and contaminants throughout any building. Automatically balanced ventilation systems and proper bathroom exhausts will result in decreased spread of disease causing bacteria and potential reduction of illness in the building’s occupants.
