About Melrose North
Designed to Passive House and LEED Gold standards, Melrose North will significantly reduce environmental impact and provide a healthy living environment. The specifications for this building will meet community goals and will ensure that the project will remain financially viable in the long-term. Steven Winter Associates, Inc. is providing consulting and verification services to help meet Passive House, LEEDv4 standards and requirements. This includes ensuring primary energy conservation measurements; 1.solar photovoltaics 2.optimized hydronic heating 3.unique window design 4.energy recovery ventilation. Installation of eFlow -Constant Airflow Regulators is a proven measure to help meet standards for successful Passive House and LEED certification by ensuring that the building achieves optimal energy recovery ventilation.
This 154, 500 SF project is being developed through a partnership between Bronx Pro Group and the New York City Housing Authority (NYCHA). This development will provide 171 units of supportive and affordable housing, 103 units of which will be set aside for homeless households. The remaining 67 units will be allocated to households earning at or below 80 percent of area median income. Curtis + Ginsberg Architects is responsible for the design of the 14-story building, which will include 51 studio apartments, 53 one-bedroom apartments, 55 two-bedroom apartments, and 11 three-bedroom apartments. There will be one additional unit for a live-in superintendent. Skyline Engineering is the MEP design engineer for this project.
About eFlow-CAR
eFlow-Constant Airflow Regulator (CAR) is a low-cost solution for balancing ventilation systems, eliminating the need for on-site balancing and ongoing maintenance. The Constant Airflow Regulator’s control of airflow is essential to optimize energy consumption while providing good air quality. eFlow-CARs are UL 2043 Classified (R38307) devices that automatically adjust to environmental changes in stack pressure and accurately regulate airflow. Constant Airflow Regulators are self-regulating and adjustable flow-regulators used in commercial and residential buildings. The desired airflow is fixed by a screwdriver. It is automatically calibrated to varying pressures without the need for electricity. Constant Airflow Regulators save energy by precisely controlling airflow into or out of a space. This is accomplished regardless of static pressure while providing good air quality.
