The Tannery, Peabody, MA

eFlow is proud to once again be part of an affordable housing project. eFlow Constant Airflow Regulators were installed at The Tannery affordable housing building located at Peabody, MA as part of a $17 million renovation project.  

eFlow-Constant Airflow Regulator (CAR) is a low-cost solution to balancing ventilation systems and eliminating the need for on-site balancing. Installing eFlow-CARs insures automatically balanced airflow, high indoor quality and energy savings.

The Tannery is located in the historic Leather City section of Peabody Massachusetts. Originally built in the late 1800’s, The Tannery was previously home to the AC Lawrence Leather Company. The property was initially converted to affordable housing in the 1970’s. The recent $49.3M rehabilitation of The Tannery preserves Peabody’s affordable housing stock for a new generation and involves the extensive renovation of 284 units. There are 20 studio apartments, 234 one-bedroom apartments and 30 two-bedroom apartments contained in three residential buildings.

The Haynes House, 735 Shawmut Avenue, Roxbury, MA

Madison Park Development Corporation has commenced $20 million property improvements totaling $20 million at he Haynes House located at 735 Shawmut Avenue, Roxbury, MA.

This Project is classified as a moderate rehab residential development that consists of selective renovations throughout.  Haynes House is a seven-story, high-rise building featuring 131 affordable family rental apartments. The affordable housing property consists of one and two-bedroom units and accepts Section 8 Housing Choice Vouchers (HCV).

The general contractor for this project  is Dellbrook Construction, the architect is Davis Square Architects, and the property manager is WinnCompanies.

eFlow-Constant Airflow Regulators (CARs) were installed as part of this property improvements.  eFlow-CARs maintain precise and constant airflow in HVAC systems. What is Toilet Plume and how can eFlow-Constant Airflow Regulators keep bathrooms from getting people sick ?

What is Toilet Plume?

Toilet plume occurs when the force of flushing the toilet sprays microscopic particles into the air.

A study conducted by The CDC demonstrated that potentially infectious aerosols may be produced in substantial quantities during flushing. Aerosolization can continue through multiple flushes and may expose subsequent toilet users. Some of the aerosols desiccate to become droplet nuclei and remain adrift in the air currents. Research suggests that toilet plume could play a contributory role in the transmission of infectious diseases.

A study published in The Journal of Applied Microbiology found that microorganisms reached a vertical height of 2.7 feet after a toilet was flushed.

In studies analyzed by the American Journal of Infection Control , E. coli, lingered in the air for up to four to six hours after flushing. Another determined that salmonella, lingered in the toilet bowl for 50 days and got aerosolized with every flush.  Clostridium difficile, hung out in the air above the toilet for up to 90 minutes after flushing.

What is eFlow-Constant Airflow Regulator (CAR) ?
eFlow-Constant Airflow Regulators are UL 2043 Classified (R38307) devices that automatically and accurately regulate airflow. Installing eFlow-CAR is a low-cost solution for balancing ventilation systems and eliminating stack effect. Stack Effect is a phenomenon that commonly occurs in high rise buildings when ventilation systems become out of balance due to fluctuations in environmental conditions. Too much air is drawn from some floors while other floors don’t receive enough ventilation. Stack effect can also cause cross contamination where air is drawn from one floor and forced back into another. Maintaining proper airflow rates in duct risers is the key for proper indoor air quality. Difficulty balancing the system and fluctuations in system pressure due to stack effect make it very problematic to maintain proper flow rates consistently throughout the building. eFlow-Constant Airflow Regulators control of the airflow is essential to optimizing good air quality.

One solution, to prevent the spread of toilet plume through high rise buildings, is to instal eFlow-Constant Airflow Regulators at every bathroom exhaust.  By balancing any building’s ventilation systems and eliminating stack effect, eFlow-CAR dampers will help reduce the spread of bacteria and contaminants throughout any building. Automatically balanced ventilation systems and proper bathroom exhausts will result in decreased spread of disease causing bacteria and potential reduction of illness in the building’s occupants.

University Square Plaza, Philadelphia, PA

Orbach Affordable Housing Solutions (OAHS) announced the completion of a twenty five million dollar upgrade of the University Square Plaza Senior Apartments located at 3901 Market Street in Philadelphia.

University Square Plaza is a low income senior housing apartment complex subsidized by the federal government’s HUD (Housing and Urban Development Division). It features one bedroom, one bathroom high rise style apartments. University Square Apartments participates in the Section 8 Project-Based Rental Assistance program.

eFlow proudly supplied custom solutions to meet the ventilation system requirement of the upgrade.

This project required 110 CFM to be achieved in 8″ x 4″ duct openings. eFlow supplied Constant Airflow Regulators (CARs) with dual installation plates to meet the unique installation needs required for this project.

In Every kitchen and bathroom an 8″ x 4″ dual CAR assembly was installed to allow for 110 CFM. Assembly included: 8″ x 4″ CAR installation plate that housed two 4″ Constant Airflow Regulators, each set at 55 CFM.

All 442 affordable units in the building have been upgraded to improve the quality of living for tenants and improve the building’s overall energy efficiency and Indoor air quality and sustainability.

The 15-story affordable housing development at 1932 Bryant Avenue, in The Bronx’s West Farms neighborhood will feature eFlow-Constant Airflow Regulators.

Introducing eFlow-Constant Airflow Regulator Dual Flow (Motorized) ! 

eFlow-CAR Dual Flow self-regulating motorized dampers are designed to introduce flexibility and dynamic control to central ventilation systems. Used in both large and small systems, the eFlow-CAR Dual Flow, regulates ventilation without the need for individual fans. The module opens and closes via a blade controlled by an electric motor, eliminating the need for expensive pneumatic electronic control systems. eFlow-CAR Dual Flow is available in 5”, 6” and 8” diamater. 

eFlow-CAR Dual Flow features two built in eFlow-CARs to allow for minimum and maximum flow. It combines low-flow indoor air quality ventilation and on-demand high-flow ventilation while using the same central fan system. In the “off cycle” position, the factory-calibrated eFlow-CAR  allows for steady, low-flow ventilation. In the “on cycle”, the maximum flow rate is ensured. 

eFlow-CARs are factory set Constant Airflow Regulators that are designed to save significant amount of energy by precisely controlling airflow into or out of a space.  This is done regardless of static pressure. The use of eFlow CARs helps ensure High Indoor Air Quality (IAQ). eFlow-CARs are composed of UL94V-0 ABS plastic and are UL 2043 safety classified (labeled for flame and smoke generation). They feature a self-regulating aero-wing and spring piston design to maintain factory preset air flows.
