Kips Bay Court Complex, 520 Second Avenue, NYC

In compliance with the recommendations of Steven Winters Associates, Inc, the building energy consulting experts, Kips Bay Court 8 building complex installs eFlow-Constant Airflow Regulators (CARs) in every apartment. 

About Kips Bay Court

This 8 building complex dramatically transformed the East Midtown South neighborhood in the late 1960s and early 1970s. Originally known as Henry Phipps Plaza West, it was designed by Frost Associates and completed in 1976 . The 8-building group, which ranges in height from 12 to 27 stories, was completed as a co-op with 1,600 units.

This large building complex became “market-rate” housing in 2005 after serving about 20 years as “affordable housing”. In 2014, the complex underwent a major renovation and remodeling. The most recent ventilation and energy efficiency upgrades included the installation of eFlow-Constant Airflow Regulators (CARs) in every apartment.

eFlow-Constant Airflow Regulator (CAR) is a low-cost solution for balancing ventilation systems, eliminating the need for on-site balancing and ongoing maintenance. The Constant Airflow Regulator’s control of airflow is essential to optimize energy consumption while providing good air quality. eFlow-CARs are  UL 2043 Classified (R38307) devices that automatically adjust to environmental changes in stack pressure and accurately regulate airflow. Constant Airflow Regulators are self-regulating and adjustable flow-regulators used in commercial and residential buildings. The desired airflow is fixed by a screwdriver. It is automatically calibrated to varying pressures without the need for electricity. Constant Airflow Regulators save energy by precisely controlling airflow into or out of a space. This is accomplished regardless of static pressure while providing good air quality.

The Hyatt House-Civic on First Hotel, Rochester, MN

The Hyatt House-Civic on First is a $46 million project that features a 178,828 square feet and 175-room extended stay hotel. The hotel will offer the latest innovations to support guests’ health and well-being. This includes the installation of eFlow-Constant Airflow Regulators for automatically balanced ventilation system and high indoor air quality.
The project, developed by EKN Development Group, is located on the Mayo Clinic Campus. The Mayo Clinic is a premier global medical destination located in Rochester, Minnesota.

Arlo Hotel at 351 W 38th St, NYC

Arlo Hotel located at 351 W 38th St, NYC will feature eFlow-Constant Airflow Regulators. eFlow-CARs set to 50 CFM were installed in every guest room to automatically balance airflow, promote high indoor air quality and energy savings. This 20 story hotel designed by Marvel Architects will feature 353 guest rooms. The grand opening is planned for 2021.

The Madison House at 15 East 30th Street, NYC

In the heart of the stylish NoMad neighborhood, Madison House is the tallest residential skyscraper located at 15 East 30th Street, NYC. This 805-foot-tall structure offers unsurpassed panoramic views of New York City, where every residence has a corner window and 11-foot ceilings or higher. Fosun Group and JD Carlise are developers of this 62-story tower designed by Handel Architects.  This superstructure includes eFlow-Constant Airflow Regulators installed in 6”x6” Ceiling Mount Box with thin line ceiling fire dampers to ensure automatically balanced airflow, eliminate stack effect and promote energy savings and high indoor air quality. 

CAR Installation was undertaken by MEP contractor, Alliance Mechanical Group, Inc. The manufacturers representative, Mechanical Technologies, facilitated the sale of eFlow products for the Madison House project.

The Robeson, 407 Lenox Avenue, Bronx, NY

eFlow Constant Airflow Regulators were installed at the Robeson building in the Upper Manhattan’s Harlem neighborhood, located at 407 Lenox Avenue, between West 130th Street and West 131st Street. 

This 10–story mixed use new construction building features 79 mixed-income units, 7,500 square feet of ground floor commercial space, and 2,500 square feet of community facility space.

Westin Las Vegas Hotel & Spa, 160 E. Flamingo Road, Las Vegas, NV

The 826-room Westin Las Vegas Hotel & Spa, at 160 E. Flamingo Road, recently completed a major renovation project that included making the hotel a non smoking facility. In keeping with the hospitality sector’s focus on improving indoor air quality, custom 6”x4” eFlow- CAR assemblies set to 30 CFM were installed in every guest room.

eFlow-Constant Airflow Regulator (CAR) is a low-cost solution for balancing ventilation systems, eliminating the need for on-site balancing and ongoing maintenance. The Constant Airflow Regulator’s control of airflow is essential to optimize energy consumption while providing good air quality. eFlow-CARs are  UL 2043 Classified (R38307) devices that automatically adjust to environmental changes in stack pressure and accurately regulate airflow. Constant Airflow Regulators are self-regulating and adjustable flow-regulators used in commercial and residential buildings. The desired airflow is fixed by a screwdriver. It is automatically calibrated to varying pressures without the need for electricity. Constant Airflow Regulators save energy by precisely controlling airflow into or out of a space. Chestnut Park Apartments, Springfield, MA.

eFlow-Constant Airflow Regulators were installed at Chestnut Park Apartments to automatically balance airflow, and promote high indoor air quality and energy savings.  These buildings are part of the Skyview Downtown complex in Springfield, MA. 

MassHousing has provided $50 million for the renovation of Chestnut Park Apartments. This 489-unit affordable housing community was built in the1970s under the HUD 236 financing program. The development includes a 33-story tower with a connected four-level parking garage, an 18-story building, a nine-story building and a five-story building with a connected two-level parking garage.

eFlow-Constant Airflow Regulators Case Study yields impressive results!

eFlow-Constant Airflow Regulators were installed in two buildings located at 265 and 275 Cherry Street , NYC . A Case study conducted by En-Power Group concluded that ventilation system upgrades, including the installation of 1,350 eFlow-Constant Airflow Regulators (CARs) in 490 units, not only  improved Indoor Air Quality (IAQ) but also increased resident comfort and resulted in energy savings.

Highlights and issues resolved with the installation of eFlow Constant Airflow Regulators included:

*Overall improved Indoor Air quality in the building

*Elimination of spreading of odors between apartments

*Exhaust rates were automatically balanced to meet code requirements : 25 CFM in the bathrooms and 40 CFM in the kitchens

The Tannery, Peabody, MA

eFlow is proud to once again be part of an affordable housing project. eFlow Constant Airflow Regulators were installed at The Tannery affordable housing building located at Peabody, MA as part of a $17 million renovation project.

The Tannery is located in the historic Leather City section of Peabody Massachusetts. Originally built in the late 1800’s, The Tannery was previously home to the AC Lawrence Leather Company. The property was initially converted to affordable housing in the 1970’s. The recent $49.3M rehabilitation of The Tannery preserves Peabody’s affordable housing stock for a new generation and involves the extensive renovation of 284 units. There are 20 studio apartments, 234 one-bedroom apartments and 30 two-bedroom apartments contained in three residential buildings.
