Highgarden Tower, 11 Garden St, New Rochelle, NY

The Highgarden Tower will feature eFlow-CAR assemblies for automatically balanced ventilation system!

The Highgarden Tower, located at 11 Garden Street  is one of the most recent mixed-income developments on the rise in New Rochelle, NY. This 100 percent affordable, 19 story residential tower will yield 219 rental units ranging from studios to three-bedroom homes. A total of 77 units will be reserved for victims of domestic violence.

eFlow-CAR  4″ at 25/50 CFM in 6″x6″ wall mount assembly with thin-line fire dampers will be installed for every apartment bathroom and kitchen airflow exhaust. For airflow supply, eFlow-CAR 6″  in 8″x8″ wall mount assembly with thin-line fire damper will be utilized.  Installation of eFlow-CARs will automatically balance airflow, result in energy savings and high indoor air quality.

Highgarden Tower is developed by Georgica Green Ventures (GGV), designed by architect Stephen B. Jacobs Group.  Installation of eFlow-CARs was undertaken by Thermotech Mechanical.

The manufacturers representative, Mechanical Technologies LLC,  facilitated the sale of eFlow products for this project.

This project is expected to be completed in 2024.

202 East 23rd Street, New York, NY

eFlow is proud to be part of another Passive House project!

Construction in underway at 202 East 23rd Street in NYC.  This slim 108 unit, 20-story residential rental tower is being built to Passive House standards and will feature eFlow-Constant Airflow Regulator assemblies.

3” CAR at 15/25 CFM and 4” CAR at 45 CFM will be installed utilizing 6”x6” CAR mounting plates for supply application. eFlow-CAR wall mount assemblies with thin-line fire dampers will be used for exhaust application. This assembly will feature eFlow-CAR 4” at 20/25/30 CFMs. Installation of eFlow-CARs will automatically balance airflow, result in energy savings and high indoor air quality. Installation of eFlow-Constant Airflow regulators will be a contributing factor in the project successfully achieving passive house certification.

Eighty apartments will be set at market-rate pricing and the remaining 28 will be designated for affordable housing. There will be seven units per floor, and amenities are set to include a mail area, central laundry room, exercise room, lounge, and roof deck.

The 90,000-square-foot structure is designed by Hill West Architects and developed by SMA Equities.  KSK Construction Group, LLC is the general contractor and Steven Winter Associates, Inc serves as the Passive House consultant for this project. EP Engineering provides full MEP engineering services for taiga project.

eFlow-CAR Installation was undertaken by Top Rock Mechanical.  eFlow worked directly with Top Rock Mechanical to supply eFlow products for this project. 

202 East 23rd Street is scheduled to be completed in the fall of 2023.

About eFlow-CAR

eFlow-Constant Airflow Regulator (CAR) is a low-cost solution for balancing ventilation systems, eliminating the need for on-site balancing and ongoing maintenance. The Constant Airflow Regulator’s control of airflow is essential to optimize energy consumption while providing good air quality. eFlow-CARs are  UL 2043 Classified (R38307) devices that automatically adjust to environmental changes in stack pressure and accurately regulate airflow. 200 Winston Drive, Cliffside Park, NJ

200 Winston Towers  is a 31-story, luxury high-rise building in Cliffside Park, New Jersey. This 676 Unit building was originally built in 1973. It has recently undergone significant upgrades including the installation of eFlow-Contant Airflow Regulators. The project was motivated by PSE&G energy efficiency funding.

The project scope was a total replacement of the corridor make up air units for the building and installation of eFlow-CAR’s for controlled airflow supply. eFlow-CAR 6” at 150 CFM, eFlow-CAR 8” at 295 CFM and eFlow-CAR 10” at 470 CFM were installed.

eFlow-CAR Installation was undertaken by Evco Mechanical.  eFlow worked directly with Evco to supply CAR’s for this project.

Microsoft Campus, Redmond, WA

Microsoft took  on  a significant initiative to modernize Redmond campus encompassing 3 million square feet of new workspace and amenities. This modernization includes  the installation of eFlow-MAX high capacity constant airflow regulator for automatically balanced ventilation, high indoor air quality and energy efficiency. eFlow-Maxs are installed  in restrooms, janitor closets and garage.

Redmond has been the home of the Microsoft Corporate Campus for the last 33 years. The Refresh project that is currently underway replaces 12 older office buildings with approximately 3 million square feet of office space within 17 new buildings. The design of the campus is both pedestrian and bicycle friendly and includes retail shops, restaurants, running and walking trails, sports facilities and open spaces.

eFlow worked directly with McKinstry to supply eFlow-MAX’s for this project.

eFlow-Constant Airflow Regulators installed at 171 North 1st Street, Brooklyn, NY.

The new seven-story building located in the heart of Williamsburg neighborhood offers 57 apartment units, with seventh-story penthouses and three townhouses among them, measuring an average of 842 square feet. All apartment exhausts feature eFlow-CAR 4″ for automatically balanced ventilation system. eFlow-CAR wall assemblies were installed for fresh air supply.

 

Developer Gemini Rosemont Development Services acquired the site for $18.2 million in April 2020 and teamed up with Broadway Construction Group for this project. Fogarty Finger Architects  is listed on permits as the architect of record. Ventrop ECG, PLLC provided MEP/sustainability services.

Completion is estimated for 2023.

 

The manufacturers representative, SRS Enterprises Inc,  facilitated the sale of eFlow products for this project.

Construction has wrapped up at 180 East 88th Street, a 50-story, 100,242-square-foot residential tower and the tallest building on the Upper East Side.   Developed and designed by Joe McMillan’s DDG with partner Global Holdings, the 50-story, 48 units tower features eFlow Constant Airflow Regulators. 4″ CAR’s at 25 CFM were installed to automatically balanced ventilation, promote high indoor air quality and energy savings. Etting Engineering and H. Thomas O’hara are engineer and architect on record.

Installation of eFlow-CARs was undertaken by United Air Conditioning Corp.

The manufacturers representative, Mechanical Technologies LLC,  facilitated the sale of eFlow products for this project.

58 Saint Marks Place features eFlow-Constant Airflow Regulators!

58 Saint Marks Place is a 12-story, 100 unit new residential building in Boerum Hill, Brooklyn, NY. It offers 100 highly crafted condominium residences ranging from Studios to Four bedrooms. Each residence features eFlow-Constant Airflow Regulators, windows with low-E-coated double glazing, energy-efficient HVAC systems with zone control for every room and HEPA filters. 

eFlow-CAR 5″ at 25 CFM and 40 CFM were installed in every kitchen and bathroom exhaust for automatically balanced ventilation system, high indoor air quality and energy efficiency.

The building is owned by Kay, Bryan Jonathan, 4th ave Development, Designed by INC Architecture & Design with Issac & Stern as the architect of record, and developed by Avdoo & Partners.

Pacific at Newport, Jersey City, NJ

Pacific at Newport tower is located at 25 River Dr. South, Jersey City, NJ. This high-rise, luxury rental building  was originally build in 2002. The 29 story apartment building has recently undergone upgrades including the installation on eFlow- Constant Airflow Regulators.

4″ eFlow-CARs at 30 CFM and  5″ CAR at 40 CFM were installed in all kitchen and bathroom exhausts throughout the entire building.

Newport is designed with the goal of providing a balanced lifestyle to its residents. The property stretches across several hundred beautifully landscaped acres with over 20,000 residents in 16 luxury rental towers. The community is a green oasis on the Hudson River, located directly across Manhattan.

The Westin Washington National Harbor Hotel

The Westin Washington National Harbor Hotel sophisticated makeover includes the installation of eFlow-Constant Airflow Regulators.

The Westin Washington National Harbor Hotel is located at 171 Waterfront Street National Harbor, Maryland. Each of the hotel’s 195 guest-rooms and suites have been renovated and now feature eFlow-CAR 3″ (10-30 CFM range) in 5″x5″ custom mounting plate.  The hotel’s public spaces and business center have also been updated. The hotel boasts a new state-of-the-art workout room and a newly redesigned indoor swimming pool.  

The Westin Washington National Harbor Hotel is owned by Capstone and managed by Crestline Hotels & Resorts, LLC.

eFlow worked directly with Crestline Hotels & Resorts to consult and supply eFlow-CARs to improve hotel’s ventilation, airflow balancing and indoor air quality.

Norman Towers, 500 N Walnut St, East Orange, NJ

eFlow-Constant Airflow Regulators were installed in Norman Towers located at 500 N Walnut St, East Orange, NJ.   This 340,000 SF, 16 story, 406-unit, senior affordable development was originally built in 1980.

L+M  Development Partners acquired the property in July 2020, and both the acquisition and rehabilitation were financed with a Wells Fargo construction loan, tax-exempt bonds issued by NJHMFA, permanent loans from Freddie Mac, and 4% low-income housing tax credits.

The scope of upgrades included the installation of eFlow-CAR 4″ at 50 CFM with custom  4″x8″ mounting plates in every kitchen and bathroom exhaust. Each apartment now features renovated kitchens and bathrooms, new appliances and new flooring and windows. The seniors’ amenity spaces and common areas were upgraded, including the construction of a new media room/movie theater, exercise facility, outdoor picnic area, and dog park.

Inglese Architecture + Engineering is the architect on record.
