Wise Towers, 117 W 90th St, New York, NY

eFlow- Constant Airflow Regulators were installed at Wise Towers as part of NYCHA renovations. Wise Towers located at 117 W 90th street in NYC is a 19 story, 400 unit affordable apartment building built in 1963.

NYCHA, Affordable Housing Groups, and private developers forged a $271 million deal to upgrade public housing throughout Manhattan including the Wise Tower building.

At Wise Tower, bathroom renovations have been completed, including upgrades such as replacement of toilets, bathtub/showers, sinks, light fixtures and flooring, installation of new mirrored medicine cabinets as well as freshly tiled and painted walls. Kitchen renovations have been completed, including upgrades such as newly painted walls, replacement of kitchen appliances , new wooden cabinets, new countertops, new tiled backsplashes and new flooring.

eFlow-CAR’s 3” 10-30 CFM range have been installed in every kitchen and bathroom exhaust to automatically balance ventilation,  promote high Indoor Air Quality and energy savings. eFlow-CAR 3″ is the smallest CAR on the market. It is an ideal solution for tight spaces and retrofit projects.

26 Kent Street also known as 30 Kent Street project brings 80 luxury and affordable apartments to Greenpoint, Brooklyn, NY.

eFlow-CAR 4″ at 40  CFM in 8″x4″ mounting plates were installed at each apartment exhaust and  6″ CARs at 100 CFM were installed at each hallway airflow supply throughout the building. eFlow-Constant Airflow Regulator  is a simple solution to balancing ventilation systems. The CAR’s passive control element responds to duct pressure, and requires no electric sensors, pneumatic sensors or controls. This promotes high indoor air quality and energy savings.

This 60,000 square-foot building is located at Brooklyn waterfront. The skyline views of Manhattan, along with access to the adjacent park and local restaurants, creates an ideal situation in an up-and-coming neighborhood. The mixed-use property features 56 units at market rate, with the remaining 24 units designated as part of the Affordable New York program — and 2 commercial spaces on grade. The property boasts a full complement of amenities including a gym on the first floor, a recreation room on the eleventh floor, bike storage, an exterior landscaped common area, and a 37-space parking garage. The affordable housing lottery is now in process.

This is a joint venture between BNS Real Estate and Wonder Works Construction Corp.  Kutnicki Bernstein Architects is responsible for designing the building,

Mediterranean Towers South, 200 Linwood Ave, Fort Lee, NJ

Mediterranean Towers South, high-rise building in Fort Lee, NJ was originally build in 1967. The 23 story Apartment Building has undergone upgrades including the installation on eFlow- Constant Airflow Regulators,  replacement of original 40 year old windows and replacement of the roof.

3″ eFlow-CARs at 25 and 30 CFM, 4″ CAR at 60 CFM were installed in all kitchen and bathroom exhausts throughout the entire building.

2794 Eighth Avenue, New York, NY

eFlow- Constant Airflow Regulator (CAR) assemblies were installed at 2794 Eighth Avenue, NYC for automatically balanced ventilation, energy savings and high indoor air quality.

Built in 1920, 2794 Eighth Avenue is a five-story city-owned apartment building. Community activists demanded the site be used for affordable housing. The restoration project resulted in the creation of 16 units of affordable living and three commercial spaces.

The affordable housing lottery is now open for CLOTH Amsterdam. Available on NYC Housing Connect are a mix of studios, one-, two-, and three-bedroom units for residents at 50 to 60 percent of the area median income, ranging in eligible income from $26,023 to $84,600.

CLOTH’S Housing Development Department is dedicated to preserving and developing the housing stock of the Washington Heights neighborhood for low-income families.

It is the goal of CLOTH’s Housing Development Department to improve the quality of life for all residents of Washington Heights.  CLOTH’s housing and support programs aims to remove barriers between residents and the social services needed for low-income families.

Without CLOTH’s development and preservation projects, many tenants would face overcrowded living conditions. Unfortunately over crowded living conditions are customary for many Washington Heights low-income families. To create safe and affordable living spaces, tenants live in completely rehabilitated units, which are stocked with all new major building systems.

545 Vanderbilt Ave, Brooklyn NY

eFlow-MAX High Capacity Constant Airflow Regulators were installed at 545 Vanderbilt Ave, Brooklyn NY.

The 29-story, 337-foot-tall, mixed-use building located at 545 Vanderbilt Ave in Brooklyn NY is currently under-construction.  Ones completed, it will feature 284 apartments and  60,000 square feet of commercial space . The building will offer resident amenities such as a fitness center, a game lounge, and an outdoor pool atop a four-story podium.

Designed by Morris Adjmi Architects and developed by Hope Street Capital, this building is expected to be completed in 2022.

The manufacturers representative, SRS Enterprises, Inc,  facilitated the sale of eFlow products for this project.

1555 Bedford Ave, Brooklyn, NY

In a major redevelopment project, century-old Bedford Union Armory at 1555 Bedford Avenue in Crown Heights, gets 13 stories of rental apartments, a recreation center, community event space and commercial space. The 138,000-square-foot building was built for Troop C, a calvary unit, in 1903 and used by the military until 2011, when its 130 soldiers were relocated to Fort Hamilton. The city acquired the vacant property between Union and President Streets in 2013 and released an RFP to revamp the building later that year. Boca Raton Marriott  located at 5150 Town Center Circle in Boca Raton, FL is yet another hotel to install eFlow-Constant Airflow Regulators (CARs) .

This stylish hotel recently completed a three-year, multi-million dollar transformation. Boca Raton Marriott offers 259 guest-rooms, 12 meeting spaces, two wedding venues in over 13,000 square-feet.  4″ eFlow-CARs at 40 CFM in a 4″x6″ CAR Mounting Plate were  installed in every hotel guest-room exhaust to automatically balance airflow, promote high indoor air quality (IAQ) and energy savings for years to come. 

eFlow worked directly with Dimension Hospitality to design custom CAR installation solution to accommodate existing conditions of this Marriott Hotel.

Stella at 14 LeCount Place, New Rochelle, NY

Stella building, located at 14 LeCount Place, is the newest luxury apartment community in New Rochelle, NY . eFlow-Constant Airflow Regulators were installed throughout the building to automatically balance ventilation, promote energy savings and high indoor air quality. eFlow-CAR 4″ in 6″x6″ mounting plates set to  30 CFM were installed at each toilet and kitchen exhaust. As advised by eFlow product specialists, to achieve optimal performance, eFlow-CARs Low Pressure (0.08″w.c.-0.4″ w.c.) were installed on the lower floors and Standard Pressure (0.2″ w.c-1.0″ w.c) CARs were installed on floors 6 -27.

L+M Development Partners, Inc. together with WBP Development, LLC are developers of  Stella, a mixed-use and mixed-income residential rental building.  Architectural design was performed by Beyer Blinder Belle and Cosentini Associates, Inc is the MEP engineer on record. The development is 27 stories and contains 380 luxury rental residences, 75% of which are market-rate and 25% affordable at a mix of 50% and 70% of Area Median Income.

Centrally located in downtown New Rochelle, just off Main Street, the project is a five-minute walk from the Metro North and Amtrak rail stops.

The developers of 14 LeCount Place are now accepting applications for 95 affordable apartments in the 27-story mixed-use building under construction in downtown New Rochelle.

Installation of eFlow-CAR was undertaken by Target Mechanical, Inc.

The manufacturers representative, SRS Enterprises, Inc,  facilitated the sale of eFlow products for this project.

2110 Amsterdam Avenue, New York, NY

eFlow- Constant Airflow Regulator (CAR) assemblies were installed at 2110 Amsterdam Avenue for automatically balanced ventilation, energy savings and high indoor air quality.

Built in 1910, 2110 Amsterdam Avenue is a five-story city-owned apartment building. Community activists demanded the site be used for affordable housing. The restoration project resulted in the creation of 28 units of affordable living.

The affordable housing lottery is now open for CLOTH Amsterdam.

CLOTH’S Housing Development Department is dedicated to preserving and developing the housing stock of the Washington Heights neighborhood for low-income families.

It is the goal of CLOTH’s Housing Development Department to improve the quality of life for all residents of Washington Heights.  CLOTH’s housing and support programs aims to remove barriers between residents and the social services needed for low-income families.

Without CLOTH’s development and preservation projects, many tenants would face overcrowded living conditions. Unfortunately over crowded living conditions are customary for many Washington Heights low-income families. To create safe and affordable living spaces, tenants live in completely rehabilitated units, which are stocked with all new major building systems.

Sunset Park, 372 51st Street, Brooklyn, NY

Sunset Park, located at 372 51st street, Brooklyn NY is an innovative 8-story building with 50-units of affordable housing developed in conjunction with the expansion of the Brooklyn Public Library’s branch.

eFlow- CAR 3″ at 30 CFM and eFlow-CAR 4″ at 50 CFM were installed in all bathroom and kitchen exhausts throughout the building.

Energy costs for the building will be reduced as a result of the  installation of eFlow-Constant Airflow Regulators as well as roof top solar panels.

All of the units are for low- and extremely low-income residents, earning between 30% and 80% of AMI. Eight of the units will have a Section 8 subsidy.Total development costs for the project are $37.4 million. This project is part of a groundbreaking partnership between Fifth Avenue Committee, Inc. (FAC) and the Brooklyn Public Library, along with the State and the City of New York.

Fifth Avenue Committee, Inc. (FAC) is a community organization in South Brooklyn that advances economic and social justice by building vibrant, diverse communities where residents have genuine opportunities to achieve their goals, as well as the power to shape the community’s future. FAC is a nationally-recognized nonprofit comprehensive community development corporation.  Formed in 1978, FAC works to transform the lives of low- and moderate-income New Yorkers so that all  can all live and work with dignity and respect while making community more equitable, sustainable, inclusive, and just.

The Sunset Park building is being constructed through the Extremely Low and Low Income Affordability Program (ELLA) and the Inclusionary Housing Program of the New York City Department of Housing Preservation and Development and the Low Income Housing Tax Credit Program (LIHTC) by the New York State Homes and Community Renewal .

Galaxy General Contracting constructed the building,  Magnusson Architecture and Planning, PC served as architect, with additional design work focused on the public library portion provided by Mitchell Giurgola Architects LLP. Sustainability Consultant for the project is Steven Winter Associates, Inc. MEP Engineer  is Johnson & Urban LLC Installation of eFlow-CARs was undertaken by RSI Remediation Specialists Inc.
